This product seals immediately. I was not able to properly install a 2nd coat since everything pearls off within minutes after this liquid penetrates the concrete. Good first impression.

Ordered this for ~$30. Spray-on concrete sealer/waterproofer. It's not permanent, none of these products last beyond 1-2 years. You have to reapply every spring (for Midwest) prior to rainfall.This is only 1.3 gal, did my math wrong when I converted the advertised 169oz. It claims 150-350sf per gallon, so one bottle only gets you max 450sf. Chance are you will double coat over a single area, so expect 300sf tops.So that's barely enough to cover a concrete front porch (8 steps up, typical Chicago Bungalow), side concrete gangway and 18-24" up the brick. I know, some people don't suggest brick wall application since it can theoretically trap moisture, but given narrow lots and wider eaves, it's unlikely for driving rain to hit your masonry wall entirely, usually just the bottom area.It worked through the eccentric spring weather, from mild snow to heavy rain, but likely have to reapply next spring.I'm skeptical about marine applications (product page showed picture by the sea). Haven't seen what ground salt might do to sealer.

I sealed the front porch slab 2 days ago and all is great so far--water walks off it as I hoped it would. time will tell how it weathers out.

I followed the directions but once it dried, it looked exactly as it did before. In the picture, it's not 100% dry.

Good Price and great product for sealing concrete .. just one coat often needed

It also took a bit longer than anticipated to fully dry in some spots, so patience is required.Overall, a great product for protecting outdoor surfaces and enhancing their longevity!
